Assessing your oak floor
Start by identifying whether your floor is solid or engineered, how it's fixed and what finish is on it now. Grey patches show where worn lacquer has let the wood weather; black marks are often water reacting with the tannins in oak.
Sanding sequence
Professional restoration works through progressively finer grits with a belt sander for the main floor, an edger for the perimeter and a multi-disc or buffing machine to refine the surface.
Choosing a finish
Oak suits almost every finish. Extra-matt lacquer keeps a raw look, hardwax oil deepens the grain, and stains can create smoked, grey or dark tones.
Aftercare
Use pH-neutral cleaners, felt furniture pads and doormats. A maintenance coat every few years avoids the need for a full re-sand.
